Do buyers pay their real estate agent in Virginia?

Buyer-agent compensation in Virginia is negotiable and outlined in your buyer representation agreement. In most transactions, buyers can negotiate for the seller to pay some or all of their agent’s compensation. If the amount provided does not cover the agreed-upon fee, the buyer may be responsible for the difference. A good buyer’s agent should explain the compensation structure before you start touring homes, so you understand your options and potential costs before making an offer. There will be no surprises when you work with me.

How do I know if a Realtor has experience with VA loans?

Look for a Realtor who regularly works with VA buyers and understands VA financing beyond the basics, including appraisals, property requirements, seller concessions, and how to structure a competitive VA offer.

Do I need a Realtor when buying a new construction home?

You’re not required to use a Realtor when buying new construction, but having your own representation can be extremely valuable. The builder’s sales representative works for the builder—not you. A knowledgeable buyer’s agent can help you evaluate builder incentives, contracts, upgrades, inspections, financing options, and negotiate when opportunities are available.
