After more than a decade in real estate, I can confidently say the Virginia housing market is experiencing one of its most interesting transitions in years. For a long time, extremely low inventory and rapid home-price growth created a strong seller’s market, giving homeowners the upper hand. But as we move through 2025 and into 2026, the landscape is shifting — and buyers are beginning to feel some long-awaited relief.

One of the biggest factors driving this change is inventory. For the first time in several years, we’re seeing more homes coming onto the market in many parts of Virginia. While inventory is still not fully balanced, this increase is giving buyers more choices than they’ve had in recent years. When more listings hit the market, competition naturally softens, and we see fewer bidding wars compared to the peak years of 2021–2023.

Another key element is affordability. Even though home prices remain elevated in certain regions, the pace of price growth has slowed. Combined with potential shifts in interest rates, many buyers who previously felt priced out are re-evaluating their timelines. More inventory + slower price growth = better opportunities for buyers who have been waiting on the sidelines.

So, is it still a seller’s market? The answer is: it depends on where you are — but overall, the balance is shifting. Some high-demand areas, especially in Northern Virginia, continue to favor sellers. But throughout much of the state, we’re moving toward a more moderate environment where both sides have negotiating power.

For sellers, this means pricing your home correctly and preparing it well is more important than ever. Gone are the days when any home sold instantly for top dollar. For buyers, this may be the window you’ve been hoping for — more options, less competition, and a chance at securing a home without the frenzy of past years.
